Value Analysis

We will also forensically analyse service charge budgets and Planned Preventative Maintenance (PPM) schedules to ensure that the right money is being spent, and that you, as the owner, are receiving fair value. This includes fair value to your tenants... or more appropriately, your clients.

On-Site Reporting

We deal regularly with landlords who cannot  travel regularly to visit their buildings. That’s where Eden comes in – you won’t need to. We are the local face of the landlords. The point of contact face to face for your tenants (clients). We will agree a reporting method, working alongside your other advisors (management companies, architects, agents, etc), to provide one point of contact at Eden for your asset(s).

And we travel sustainably. If it's local to Edinburgh we walk or cycle, if it's elsewehere in Scotland we use our British built, 100% electric MINI Cooper or further afield we travel by train.  We don't just talk about sustainability we like to practice it too.

So what do we actually do?

We are a little bit MAD: We are Marketing, Asset and Development managers
  1. Eden will co-ordinate and appoint the best local leasing team, chair marketing meetings, agree all terms and sign off on lettings. We will summarise salient points accordingly on a regular basis with you as required.
  2. We design and control all on line marketing, social media and launches, working with the best local designers. 
  3. Work with your retained management surveyor or source and appoint the best local to provide your tenants with the very best service ‘on the ground’ in terms of day-to-day building management services.
  4. We scrutinise all service charge budgets ensuring your clients are getting best value.
  5. Work with consultants to invest prudently in your assets technical areas to make it the very best it possibly can be, with a focus on increasing your property’s environmental positioning and prolonging the lifecycle of the building.
  6. Engage directly with tenants on matters such as lease re-structures, rent reviews, end of lease dilapidations, etc.
  7. Source and advise on what can be implemented in the day-to-day running of your buildings to give your tenants’ peace of mind that they are in the best environment for their staff.
  8. We appoint furniture specialists, gym operators and food and berverage suppliers to provide best in class building amenity.
  9. We control and co-ordinate all aspects of owning a commercial property so you don't have to and can enjoy the increasing returns and improving balance sheet.
